What happens at the end of the lease?

The lease usually gets extended for another year or longer. Keep in mind that the landlord just wants consistent monthly lease payments from you. As long as you are paying on-time, the landlord is motivated to renew the lease. It is common for there to be a slight (3% to 5%) increase in the rent amount, but that should have little impact on your cash flow.

What happens if the landlord does not renew the lease?

Under those rare circumstances, HealSuites will work to find you another similar unit. There is no additional fee to HealSuites, but there could be a cost for moving your furnishing to the new unit.

Can I stay at my unit?

Absolutely! Having a nice unit to visit is one of the perks of owning a Short-Term Rental. The only thing to keep in mind is that the unit cannot generate revenue while you are there.

Can I allow others to stay in my unit?

Yes. Again…it is YOUR unit. We have seen others give away free stays to friends and family or give away a stay as a perk to business clients. It is up to you. Just remember that it is not generating cash flow when you are giving it away.

Do I need to set up an LLC for this?

While it is recommended that you lease your unit through an LLC, this is not a requirement.

Can I use Self-Directed IRA funds?

Not at this time. Research is still being conducted, but it appears that owning such a unit could conflict with IRS regulations.
